Start by observing the route from the roof to the ground. Downspouts, surface levels and hard landscaping can concentrate water next to a building. A solution needs a suitable destination for the water.
“French drain” can describe an aggregate-filled drainage trench; foundation weeping tile collects water near the footing. Terminology varies, so ask where the drain will be placed, what water it will collect and where it will discharge. A yard drain and a foundation drain are not automatically interchangeable.
Three things to check
- Where does water collect and how long does it remain?
- Does water flow toward the building or adjoining property?
- Is there an appropriate, permitted discharge destination?
Prepare for an assessment
Record the affected locations, the timing of incidents and the weather. Gather information about existing systems. Take photos only from safe areas and mention previous repairs.
General guidance cannot replace an assessment of your property. Options depend on access, local requirements and the existing system.
